To become a realtor in the state of Tennessee, you will need to complete 90 hours of coursework administered through a state-approved school. To find a list of approved schools in the Memphis area, go to the Memphis Area Association of Realtors, www.MAAR.org, and click on the “Education” tab for a list of approved schools. Applicants must complete ninety (90) hours of real estate education, which includes 60 hours of real estate principles and a 30-hour course for new affiliates. After successfully completing the course work and passing the class exam, you can apply to the Tennessee Real Estate Commission (TREC) to take the exam. There are two parts to the exam: a test on Tennessee real estate and a test on general real estate principles. You must obtain a minimum score of 70% on both tests to pass.

To become a realtor in the state of Mississippi, you will need to complete 60 hours of coursework, which covers the basic principal of real estate. To find a real estate school for northwest Mississippi licensure, please go to www.MREC.MS.gov for a list of approved schools. Once you pass the course in Mississippi, you must affiliate with a brokerage before you can apply to the Mississippi Real Estate Commission to take the exam. Your Coldwell Banker Collins-Maury principle broker in the Southaven office will help you put the application package together so that everything is complete. You are then ready to apply to the state of MS for your license. There are two separate tests, one on real estate principles and one on Mississippi state requirements. You must obtain a minimum score of 70% on the general knowledge exam and 75% on the state exam to pass the exams.
In Tennessee, after you pass the exam, your principal broker will guide you through the steps with TREC in applying for your license. The Tennessee Real Estate commission has a list of items you must complete and/or provide to receive your license. In Mississippi, your affiliation with Coldwell Banker Collins-Maury will be complete before you take the exam. After you pass, the MREC will issue your license in five to ten business days.
